Q. What does the “home warranty” sign mean on homes I see for sale?

A. A home warranty is a warranty that a buyer or seller can buy to cover the appliances and systems in a home. It is more common to see this offered on older homes to help assure the buyer that they will be covered if something fails them during the year. They are typically renewed each year and they are offered “cafeteria-style” so you and pick and choose which items you want covered. I’m not in favor of offering them as an incentive when you go to sell your home because I’ve never seen this be a “deal-breaker” for a buyer. If it comes up in the negotiations, most sellers do agree to purchasing one because
they are relatively inexpensive for the peace of mind they bring.
