Q. I’ve just listed my house. How many showings should I expect before I get an offer?

A. While it depends on many things, my general rule of thumb is after 8 showings and no offers, something needs to change. This could mean a change in marketing, lowering the price, updating paint or flooring, getting the house deep cleaned and/or the yard spruced up, adding new appliances, etc. Frequently however, sellers received the same feedback showing after showing but make no changes. Generally, after the first month of showings, the feedback does not change. The obstacles to a potential sale have been uncovered in the first four weeks and unless you change something, your house will likely spend much more time on the market than it needs to.
