Q. I’m buying an older house and the inspector asked if I needed a 4 point inspection. What is that and do I need it?

A. Check with your insurance carrier.  Since the hurricanes in the early 2000’s, they are reluctant to insure older houses (25+ years) and one of the ways to reduce their risk is to require a 4 point inspection conducted by a licensed inspector, contract or engineer.  This inspection can be included as part of the larger home inspection and a special form is filled out by the inspector.  To pass the 4 point inspection the roof  should not more than 15 years old, the HVAC should have 5+ years left, electrical wiring and panels need to be updated and the house shouldn’t have any polybutylene plumbing (grey pipes).
